Role of a Developer:
- Understand Market Consensus
- Market Prices for Properties
- Government Policies
- Own Financial Status

As a developer, understanding market consensus is an important task in order to know who or which group of people to be your potential buyers. To simplify it, find the need of the market and then response to it! So, go to a place to survey the needs of the market. Be aware that you're not looking of the current need of the market, but the future need of the market (Because current need can be seen easily and most likely competitors had already responded to it). Unless you found that the current need is not being respond well (Which there are insufficient supply). Projecting the market price is one of the important task as a developer. Understanding the market price can be acquire from some market analyzing group or company. Knowing the population's or market's affordability level and the trend. Some economic indicators can let you picture the market's spending power and understanding their expenses. Next, understanding and forecasting government's policies are essential as well. Government's policies would constrain or lossen the market's pressure at investing or buying properties. When market has overheated , government would likely implement policies to cool down the market. For securing your position as a developer, knowing current government policies and market price's strength is relatively important. To justify whether market is overheat, watching the inflation rate and interest rate are important. Through these indicators, we can know that whether the population consuming power is getting stronger or weaken. And interest rate and bank require reserve gives an insight of whether the government want to expand the market or restrain it. Lastly, understanding own financial report is the most important thing. Understanding your financial status will give you a picture that whether you have the capital to run this project, how big you can have it and more importantly, whether you need to have a bigger or smaller buffer to absorb the potential risk if there's one. Surviving in th market is the rule of thumb in the business world. If you're ab;e to survive in the market, you have the ability to grab the opportunity. All in all, understanding the internal and the external environment of the company keep you in the game.

Singapore Sky Habitat


Structure:
Unique design. Upward slope building provide sufficient sun light to the outdoor balcony/ garden.

Two block of buildings aren't facing each others, provide a good view for both side of the units and allowing better light exposure.

One of the building has slope from both side, provide more varieties of units to satisfy buyers.

Balconies of the units facing two different direction give the benefit of sun light to every balcony. Also, they give the balconies have a generous sense of feeling as the same direction of balconies are two stories apart.

The idea of the building is to allow more natural light emission toward the external & internal of the building. Moreover, the orientation of the two block buildings are facing north where has the advantage of longest light exposure. While looking at floor plan, the architect prefer the hallway visual toward a widespread living area. Giving the owner or visitors to have a "surprise" effect or spaceful sense. With the combination of allowing external light to enter the units. This "surprise" effect will be increase

Tonggol Dormitory Steel Staircase

Tonggol Domitory Steel Staircase Project

Build up procedure:
1. "Brackets" are mount on the wall before the column is being install
a. These "Brackets" are use to hold the column in order to avoid the column from falling.
b. After the "Brackets" are mounted, columns will in deliver by the mobile crane.


2. Installation of the column
a. These columns are being held by the mobile crane.
b. When mobile cranes are in desirable place, workers will starts to mount the "brackets" together with the columns


3. Installation of the steel beam
a. The installation of the beams are going to be mounted on the columns after the columns are in place and mounted with the "brackets".
b. The "brackets" are attach with a temporary "angle" in order to assure the leverage of both front column and second column are even.
c. Then workers will mount the beams along with the columns.
d. After the mountings are done, the temporary "angle" will be removed.


Special case where no column are needed:
If both of the walls are strong enough to sustain the weight of the steel stair case (By section), both side of the wall will be mounted by "Brackets" first. Next the beams will be transfer to the brackets by mobile cranes. These beam will be place on the brackets since these brackets come with the temporary "angle"s, which are still strong enough to hold individual beam. Once the individual beams are all fully installed (mounted), the rest of the accessories will be install and form a staircases.


Pre-construction
When construction starts, some of the phase of the constructions need to build a temporary construction frame in order to continue to build the building. Compare with Malaysia's construction in term of the temporary frame, there are a lot of differences.

Singapore, build their temporary frame by using steel pipe. At the joint of the structure, metal clip which tighten with bolts will be use to secure and stabilize the structure. Moreover, there'll be steel plate for the workers to stand on. These structure is needed to be inspect every week.

Whereas in Malaysia, instead of using steel pipe for the temporary frame. They use construction frame to structure the frame. Instead of metal plates, they use wooden board or used wooden board for the workers.
